Protection for your New Build Home


When purchasing a new home it is important to check there is a guarantee, in most cases the warranty will commence from the exchange of contracts and be for up to a 10-year period after the legal completion date.

All our new homes are protected under a 10-year new home warranty such as that offered by Protek or the NHBC. By providing you with a class leading structural warranty insurance you can rest assured that the build has been completed to an exceptional standard prior to being inspected by an independent technical auditing team. This cover includes deposit protection, contaminated land remediation expense cover and a builder warranty, giving you peace of mind that your new home is not only high quality but safe for you and your family.




It is important to understand that the majority of warranties will not cover the quality of homes or workmanship. It is therefore beneficial to build a relationship with your developer early on in the process. Ask to see examples of completed projects if your new home is ‘off-plan’ to get a feel for the sort of result they are likely to achieve and this will give you confidence in the developer moving forwards.

The warranty will be arranged by the developer, so your job is just to confirm that it is in place and check what is covered. Your responsibility will be to arrange building insurance and contents insurance which can sometimes be combined into one policy depending on who it is with. As explained on the citizens advice website, buildings insurance usually covers the cost of repairing damage to the structure of your property. This includes damage caused by fire, explosion, storms, floods, earthquakes, theft and vandalism. Content insurance covers the cost of replacing your belongings in your home if they are damaged, destroyed or stolen.
